Tehnični opis
NAMEMBNOST, PROGRAMSKA ZASNOVA, RAZPOREDITEV
Objekt je namenjen trgovsko, poslovnim in gostinskim dejavnostim.

V kletni etaži so predvidena parkirna mesta za lastnike poslovnih prostorov. Dostop je predviden preko uvozne rampe iz zahodne strani objekta. 

V objektu sta predvidena dva vhoda iz zahodne strani manjšimi vhodnimi avlami. Vertikalna povezava v vsako etažo je urejena preko dveh stopnišč. Ob stopniščih so predvidena dvigala. V vsaki etaži je ob sklopu vertikalnih komunikacij predviden sklop skupnih sanitarij in čistil.

V pritličju so predvideni poslovni in trgovski prostori in prostori za gostinstvo. V 1. in 2. in 4. nadstropju so predvideni poslovni pisarniški prostori.

V 3. nadstropju je predviden gostinski lokal (kavarna) z zunanjo teraso, senčeno s pomičnim senčilom na električni pogon. Povezava do gostinskega lokala je predvidena preko severnega stopnišča in dvigala ter pokritega (nadstrešek) povezovalnega hodnika v 3. nadstropju. V južnem delu 3. nadstropja so predvideni poslovni pisarniški prostori.

KLET, GARAŽA
Kletna etaža obsega parkirna mesta, stopniščna jedra, uvozno izvozno rampo in tehnične ter pomožne skupne prostore.
Z notranje strani je kletna etaža povezana z ostalimi etažami z dvema stopniščnima jedroma. Vsako jedro sestavlja stopnišče, dvigalo in jašek za vodenje instalacij. Jedra so povezana z zgornjimi etažami, iz kleti nas vodita v pritličje in na prosto na zahodno stran objekta. Za potrebe inštalacij so predvideni tudi tehnični prostori ob severnem stopnišču. 
V kletnih prostorih je predvidenih 61 parkirnih mest za lastnike poslovnih prostorov (3 parkirna mesta za invalide). Dostop je zagotovljen preko uvozne rampe, ki je locirana na severni strani med osmi 7 in 8.

PRITLIČJE
Pritličje je namenjeno trgovsko, poslovnem in gostinskem programu z direktnimi dostopi iz zahodne in vzhodne strani. Prostori so dostopni tudi preko notranjih hodnikov. Iz hodnikov je omogočen dostop do skupnih sanitarij, stopnišča in dvigala. Iz hodnikov je preko vhodnih avl omogočen dostop in izhod.
V objekt se vstopa iz zahodne strani, kjer se nahaja pločnik po celotni dolžini objekta.
V pritličju so predvideni naslednji prostori:
-okrepčevalnica,
-prostori za trgovsko dejavnost (lokali 1, 2, 3, 4)
-prostori za storitveno dejavnost (lokali 6, 7, 8)

V objektu sta predvidena dva vhoda iz zahodne strani manjšimi vhodnimi avlami in stopnišči, preko katerih je možen servisni dostop do poslovnih prostorov v pritličju in dostop do poslovnih prostorov v etažah.

Za potrebe poslovnega dela objekta so v sanitarnih sklopih pritličja predvidene tudi sanitarije za funkcionalno ovirane osebe (severni in južni del). V južnem delu so sanitarije namenjene tudi okrepčevalnici.

Okrepčevalnica
V južnem delu na vzhodni strani je predvidena okrepčevalnica s hitro prehrano. Vhod v okrepčevalnico je predviden iz vzhodne strani. Ob vstopu v lokal je predvidena linija za izdajo in pripravo ter termično pripravo. Servisni dostop je predviden preko vhodne avle in notranjega hodnika. Predvideni so tudi prostori za skladiščenje, odpadke, sanitarije in garderobe za zaposlene. Strankam bo omogočeno koriščenje skupnih sanitarij ob stopnišču.
V zunanji ureditvi je ob objektu umeščeno 27 parkirnih prostorov. Dodatna parkirišče so predvidena tudi ob cesti "B" (predmet posebnega projekta).
V objekt se vstopa iz zahodne strani, kjer se nahaja pločnik po celotni dolžini objekta.

NADSTROPJA
V 1. in 2. in 4. nadstropju so predvideni poslovni pisarniški prostori.

1. in 2. nadstropje je dostopno preko dveh stopniščnih jeder, preko stopnišč ali z dvigali. Poslovni-pisarniški prostori so dostopni preko veznega hodnika, ki povezuje funkcionalno oba stopniščna jedra. V obeh jedrih z dostopom iz veznega hodnika, so predvidene skupne sanitarije.

3. nadstropje obsega v južnem delu poslovno pisarniške prostore, v severnem delu pa gostinski lokal s teraso. Dostop do poslovno pisarniških prostorov je omogočen preko južnega stopniščnega jedra in veznega hodnika, ki istočasno omogoča tudi dostop do skupnih sanitarij etaže. Iz veznega hodnika je možen tudi dostop do gostinskega lokala.
V severnem delu 3. nadstropja je predviden gostinski lokal z zunanjo teraso osenčeno s pomičnimi senčili.
Povezava do gostinskega lokala je predvidena preko severnega stopnišča in dvigala ter povezovalnega hodnika v 3. nadstropju. Lokal je povezan tudi preko evakuacijskega hodnika do južnega stopnišča. 

Gostinski lokal:
Lokal je predviden kot kavarna za maksimalno 200 ljudi. V lokalu so predvideni prostori za zaposlene, skupne sanitarije, skladišča, prostor za šank, skupna soba, VIP prostor. Predvidena je tudi zunanja terasa z šankom, prostorom za igrala, …
Dostop gostinskega lokala je predviden preko panoramskega dvigala. Stopnišče se za potrebe gostinskega lokala uporablja samo v nujnih primerih.
Ob stopnišču v 3. nadstropju so predvidene sanitarije za funkcionalno ovirane osebe.

Terasa lokala je senčena z pomičnim senčilom. Zunanji šank je pokrit z ravnim nadstreškom. Šank ima možnost zaprtja z dvižnimi roletami.

STREHA
Na streho je omogočen dostop preko južnega stopnišča. Ob stopnišču je predviden servisni plato z montažnim nadstreškom za naprave strojnih inštalacij. Nadstrešek je zaprt s fasadnimi paneli kot zvočno zaščito. Odmik roba nadstreška od roba fasade objekta je minimalno 5,5m.


Technical description
INTENDED PURPOSE, OUTLINE OF THE WORK PROGRAMME, ALLOCATION
 
The facility is intended for commercial, business and catering venues.
 
In the basement are predicted parking spaces for owners of business premises. Access is predicted thorugh drive-up ramp at the west side of the facility.
 
In the facility are predicted two entrances from east side with small entrance lobbies. Vertical conncetion to each floor is regulated by two staircases. At staircases are predicted elevators. At each floor by the vertical part of the communication are predicted sets of joint toilets and cleaning.
 
In ground floor are predicted business, commercial and catering premises. On 1st, 2nd and 4th floor are predicted business-office spaces.
 
In 3rd floor is predicted catering establishment (restaurant) with outdoor terrace, which will be shaded with movable shade on electric power. Connection to the coffee shop is planned across the northern staircase and elevator and covered (roof) connected corridor on 3rd floor. On the south part of 3rd floor are predicted business-office spaces.
 
 
BASEMENT, GARAGE
 
Underground garage covers parking spaces, stair cores, drive-up/drive-out ramp and technical and auxiliary common areas.
From the inside basement is connected to other floors with two stair cores. Each core consist of a staircase, elevator and shaft for installations. Cores are connected to the upper floors, from basement lea us to the ground floor and to the external side of the facility at the west side. For the purposes of installations are also predicted technical areas at the nort staircase.
In the basement are predicted 61 parking spaces for owners of busniess premises (3 parking spaces for disabled. Access is guaranteed through drive-up ramp, which is located on the north side between axis 7 and 8.
 
GROUND FLOOR
 
Ground floor is intended for commercial, business and catering programm with direct access from west and east side. Premises are accessible also through inside corridors. From corridors is enabled access to joint toilets, staircase and elevator. From corridors through entrance lobbies is enabled access to and out of facility.
Entrance in the facility is on the west side, where is pavement through the entire length of the object.
On the ground floor are planned the following premises:
  • cafeteria,
  • premises for commercial venue (space 1, 2, 3, 4)
  • premises for service venue (space 6, 7, 8)
 
in the facility are planned two entrances from west side with small entrance lobbies and staircases, through which is possible service access to office premises on the ground floor and access to office premises on upper floors.
 
For the ourposes of the business part of the facility are in sanitary block on the ground floor also planned toilets for disabled people (north and south part). In south part are planned toilets for cafeteria.
 
 
Cafeteria
On south part of east side is planned cafeteria with fast food. Entrance is planned on east side. At the entrance of the premise is planned handover, preparation and thermic preparation. Service entrance is provided through entrance lobby and inside corridor. Planned are also premises for warehousing, waste, toilets and warderobe for employees. Customers will be able to use joint toilets at the staircase. In the external layout are 27 parking spaces. Additional parking spaces are also planned by road »B« (subject of other project).
In the facility you can enter on the west side, where is pavement through the entire length of the object.
 
 
FLOORS
On 1st, 2nd and 4th floos are planned business-office spaces.
 
1st and 2nd floor are accessible through two stair cores, staircases or elevators. Business-office spaces are accessible through connective corridor, which functional connects both stair cores. In both stair cores (with access through connective corridor) are planned joint toilets.
 
3rd floor consists business-office spaces on the south side, on the north side is catering establishment with terrace. Access to business-office space is possible through south stair core and connective corridor, which enables access to joint toilets on the floor. From the connective corridor is also possible access to the restaurant.
On the north side of 3rd floor is planned catering establishment with outside terrace, which will be shaded with movable shades.
Access to this premise is planned through north staircase, elevator and connective corridor on 3rd floor. This premise is also connected through evacuation corridor to south staircase.
 
Catering establishment:
This premise is planned as a cafeteria for maximum of 200 people. At the premise are planned spaces for employees, joint toilets, warehousing, space for the bar, playground…
Access to the cafeteria is planned through the panoramic elevator. Staircase for the needs of the cefeteria will be used only in urgent cases. At the staricase on the 3rd floor are planned toilets for disabled people.
 
Terrace is shaded with movable shades. Outside bar is covered with straight roof. The bar has the possibility of closing with retractable blinds.
 
 
ROOF
Access to the roof is possible through south staircase. By the staircase is planned service platform with assembly roof for devices for mechanical installations. The assembly roof is closed with facade panel as sound protection. Deviation of edge of assembly roof from the edge of the facade ob tje object is minimum 5,5m.
